Stage 1: Feasibility   

We will arrange to visit you at your chosen location to undertake our free no obligation site visit where we will discuss your project and assess the feasibility of the job.

Once instructed, we will arrange a time suitable to you to carry out our site survey from which we will produce your initial feasibility design drawings. When we have completed the initial design drawings we will then discuss the design, constraints and feasibility of your project. We will then amend and undertake any changes or additions to your design for final presentation and sign off.

Stage 2: Planning

When we have agreed on your design, we will then complete the drawings to the standard required of your local authority planning department and complete the necessary paperwork, documentation and the required neighbour notifications on your behalf. The planning process can take around 8 weeks to be determined and may result in some design changes and alterations. There may, depending on the area and locality, be a need for listed building and conservation area applications.

Stage 3: Building Warrant

Once planning has been granted, we will then proceed with the Building Warrant application. All building construction works (with some exceptions) must comply with the standards prescribed in the Scottish Building Standards Agency.

·         A Building Warrant application is required for the erection, change of use, alteration or extension of a building and is also necessary for the demolition of a property. It is valid for three years and construction work cannot begin before the Building Warrant has been approved.

·         Where the proposed work involves structural design, e.g. steel frame, beams, roof structures, either structural calculations or alternatively a certificate from an approved Certifier of Design should accompany the Building Warrant application. We will advise on these requirements.

·         On some projects Building Standards may consult with various bodies before the assessment of an application is complete e.g. the Fire Authority, Scottish Water, SEPA (Scottish Environmental Protection Agency) and the Health & Safety Executive.

The length of time it takes for checking by your local authority will vary depending on the size and complexity of the proposals and any adjustments required to the plans to show compliance with the Building Regulations.

Stage 4: Tender & Building Quotes

Now you have your Building Warrant you are ready to start on site. We can provide a quotation for your build and a timescale for completion as well as Project Management to help ease the burden of your project.

Stage 5: Completion

You have now completed your project and require to gain the completion certification from your local authority. If the build has diverted from the design, as is quite common, we can assist by producing the information and drawings required for amendment to warrant. This is then submitted to your local authority for checking and compliance. Once this has been granted, you can now arrange for the Building Standards Surveyor to visit and award your certificate of completion.
